Clarendon Isn't Adding Restaurants. It's Running Out of Empty Buildings.

Walk the eight blocks around the Clarendon Metro on Saturday, September 26, and you'll pass through Clarendon Day, the neighborhood's largest street festival, running 11 a.m. to 6 p.m., free admission, rain or shine. Two blocks north of that footprint, at 3033 Wilson Blvd, you'll also pass a construction fence around an office tower that stood for more than 40 years and is now being cleared to make room for 315 apartments.

That's not a scheduling coincidence worth a passing mention. It's the actual story of Clarendon this fall: nearly every large, aging building in the neighborhood is losing its old use this year, and almost none of what's replacing it is more retail. It's apartments, a brewery, and the return of a restaurant with a 30-year history.

What Left, and What's Taking Its Place

Three storefronts tell most of this story.

Carbonara reopened September 4 at 2909 Wilson Blvd, the former home of Mazaro, right in Clarendon's walkable core. The restaurant had spent 30 years in a location between Courthouse and Rosslyn before that run ended. It landed a full block deeper into Clarendon proper.

Three Notch'd Brewing Company, a Charlottesville-based brewer, is targeting the ground floor of the old Barnes & Noble at The Crossing Clarendon, 2800 Clarendon Blvd, for its first Northern Virginia location. That's the same building that anchored Clarendon's book-and-coffee identity for years before the bookstore closed.

Buffalo & Bergen, the New York-style deli originally expected to open last fall, is still on the way to Clarendon. Its timeline has already slipped once, and there's no firm opening date as of this writing.

Only one of those three is fully open. But look at what they have in common. None of them are retail replacing retail. A bookstore is becoming a brewery. A restaurant with three decades of history landed in the center of Clarendon.

The Bookstore Box Was the Hard Part

Big-format retail spaces like a former Barnes & Noble are notoriously hard to refill with another single tenant. A production brewery is a heavier commitment than a shoe store or another café: brewing tanks, a taproom build-out, and a bet on repeat visits rather than one-time browsing. Three Notch'd already runs on that model in Charlottesville, where its taproom seating and exposed tanks are the draw, not shelf space. Committing that same setup to a building shaped for stacks and study tables is a bet that the audience walking past on Clarendon Boulevard will come back weekly, not once.

315 Units Where an Office Tower Used to Be

The 3033 Wilson Blvd project is the largest single change on this stretch of Wilson Boulevard, and it's the one residents are most likely to walk past without knowing the scale of it. Developer Carr Properties formed a joint venture with Northwestern Mutual to fund the redevelopment, and demolition of the more-than-40-year-old office building got underway this spring. In its place: an eight-story residential building with 315 units, 6,000 square feet of ground-floor retail, and amenities that include a rooftop pool deck, a courtyard with a community garden, a clubroom, a fitness center, and a coworking lounge.

In its report on the project, ARLnow quoted Northwestern Mutual's mid-Atlantic regional director, Eric Ekeroth, describing the investment as reflecting "durable demand for quality multi-family housing" in Arlington. That's a real estate finance firm underwriting an eight-story residential bet a two-minute walk from where a bookstore just became a brewery. Six thousand square feet of ground-floor retail also isn't enough space for a single big-box anchor tenant, which means even the brand-new construction on this block is being built for smaller, specialty storefronts rather than another chain retailer.

The Timeline You Can Actually Walk

If you want to see this shift in person rather than read about it, here's the compressed version:

Date What's Happening Where
Sept. 4 Carbonara reopens after its 30-year run near Courthouse/Rosslyn 2909 Wilson Blvd
Ongoing through Sept. 26 Site work continues at the former office tower 3033 Wilson Blvd, two blocks north of Clarendon Metro
Sept. 26 Clarendon Day, 11 a.m. to 6 p.m., free admission Eight blocks around Clarendon Metro (3100 Wilson Blvd)
No date set Three Notch'd Brewing Company targeting the former Barnes & Noble 2800 Clarendon Blvd, The Crossing Clarendon

If you're driving to the festival, free parking runs 10 a.m. to 9 p.m. in the Mason Square garage off Kirkwood Drive, a short walk from the main stage.

What This Adds Up To

None of this changes what Clarendon Day looks like this year. It will still be live music on multiple stages, a beer and wine garden, a Kids Zone, and more than 150 vendor booths spread across the same eight blocks the Clarendon Alliance has used for years. What's changed is what sits on either side of that footprint once the bands stop and the crowd thins out.

A neighborhood loses a bookstore and gains a brewery instead of another retail tenant. It loses a 40-year-old office tower and gains apartments with a rooftop pool instead of another office building nobody was competing to fill. And a restaurant with 30 years of history moved toward the center of Clarendon.

That's the pattern underneath three separate headlines. Not that Clarendon is having some kind of moment, every corner of this region claims that most years, but that the buildings coming down and the buildings filling in are both pointing the same direction: toward more people living within walking distance, and more reasons for them to stay on foot once they're here.

If you've been watching a specific block change and you're curious what a project like 3033 Wilson Blvd, or a reopening like Carbonara's, actually means for property values nearby, that's the kind of question the Carmen Fontecilla Group is glad to walk through block by block.
